A Framing Contractor Built for Mississauga's Housing Mix
CanaStruct Inc. is an HCRA-licensed framing contractor serving all of Mississauga. We frame new custom homes, additions, basement second units, garden suites and multiplexes in wood or steel stud, follow with drywall on the same schedule, and frame commercial and warehouse space across the city's employment areas.
On the residential side, the City now allows up to two additional residential units on most detached, semi-detached and townhouse lots, and refunds building permit fees on those projects. That has made basement apartments, garage conversions and garden suites some of the most common framing jobs in the city.
On the commercial side, Mississauga holds some of the largest employment lands in the GTA, including the Airport, Gateway, Meadowvale and Sheridan Park corporate centres, where warehouse partitions, mezzanines and fit-outs need steel framing and fire-rated drywall done around a working building.

View ServiceBasement Framing in Mississauga
Most basement framing in the city now serves a second purpose: a rentable or family suite. The City treats a basement apartment as an additional residential unit, so it needs a building permit, drawings, and framing that satisfies both the Ontario Building Code and the Fire Code before the unit can be registered.
- Fire separations framed and boarded to the rating on your drawings
- Egress window and separate entrance openings framed and headered
- Sound-rated ceilings and party walls, in wood or steel stud
- Steel stud options for basements with moisture history
- Drywall on the same schedule, so inspections are not split across trades

Drywall for Homes and Commercial Projects
On homes and basements, drywall follows our own framing, so the walls you inspect are the walls we built. On commercial jobs we work as the commercial drywall contractor inside your GC's schedule, from office fit-outs around City Centre to warehouse and industrial units across Mississauga's employment areas.
- Fire-rated and sound-rated assemblies on steel stud
- Demising walls and tenant partitions for multi-unit space
- Work sequenced around active sites and other trades
- Finish level agreed in the quote, from fire tape to paint-ready

Zura Mirzikashvili
Licensed HCRA Builder & Vendor · Owner, CanaStruct Inc.
Zura has been building on framing sites across the GTA since 2011 and co-owns CanaStruct Inc., an HCRA-registered Ontario contractor. He started CanaWelding to bring certified structural welding in-house, so steel connections on CanaStruct jobs are handled by the same team that frames them.
In Mississauga, that matters most on second-unit basements and multiplexes, where fire separations and load paths are what the inspector checks first, and on warehouse mezzanines, where steel and framing have to work as one structure.
Homeowners, Builders and Commercial Teams
Homeowners
Home framing for additions, custom rebuilds and finished basements, from established streets in Applewood and Clarkson to newer subdivisions in Churchill Meadows.
Second-Unit Owners
Basement apartments, garage conversions and garden suites built under the City's ARU rules, framed for registration and inspection.
Builders & Developers
Framing crews for custom homes, multiplexes and townhouse projects, coordinated with your site superintendent and inspection schedule.
Commercial & Industrial
GCs and property managers in the Airport, Gateway and Meadowvale employment areas needing steel framing, mezzanines and drywall. WSIB and insurance certificates on request.
What Drives the Cost of Framing
There is no honest flat rate for framing. Two basements of the same size can price very differently once fire separations, ceiling height and access are counted. Your quote depends on:
- Square footage and wall height
- Wood or steel stud, and any structural steel
- Beams, point loads and engineered details on the drawings
- Fire and sound ratings for second units or commercial space
- Site access, staging and working around occupants
- Whether drywall and finishing are in the same scope
Send your drawings and we will return a written, itemized quote, so you know exactly what is included before work starts.

Common Questions
Do I need a permit to frame a basement apartment in Mississauga?
Yes. The City of Mississauga treats a basement apartment as an additional residential unit, which needs a building permit and drawings, and the framing has to meet the Ontario Building Code and Fire Code before the unit can be registered. A basement finished for your own use can also need a permit depending on scope, such as new bedrooms or structural changes.
How many extra units can I add to my property?
On a detached, semi-detached or townhouse lot, the City allows up to two additional residential units. They can be inside the house, such as a basement apartment or garage conversion, or one detached garden suite. Building permit fees are refunded once an ARU is built and passes all inspections.
How long does a building permit take before framing can start?
The City says a complete application's first review may take about 15 business days, and resubmissions can add two weeks or more. Framing starts once the permit is issued, and its length then depends on the size and complexity of the job.
Do you frame garden suites?
Yes. The City allows one garden suite per eligible lot and offers pre-approved studio and one-bedroom plans. Garden suites need a clear emergency access path at least 1.2 metres wide and 2.1 metres high, no more than 45 metres from the street, so confirm the layout before committing.
Do you also handle commercial drywall?
Yes. We frame and board commercial space in steel stud, including fire-rated and sound-rated partitions, and work inside the general contractor's schedule on office, retail and warehouse projects.
Can one crew do both framing and drywall?
Yes. The same crew frames and boards the space, so you manage one schedule and one contractor, and inspection issues are not split between two trades.
How is framing priced?
By scope: square footage, wood or steel, structural details, fire and sound ratings, site access and whether drywall is included. Rather than a per-square-foot guess, we review your drawings and give a written, itemized quote.
Do you offer welding?
Yes. Structural and on-site welding for beams, posts and steel connections is handled through our welding division, CanaWelding, so steel and framing are coordinated on the same project.
Which parts of Mississauga do you cover?
All of it, from Port Credit, Lakeview and Clarkson on the lake to Meadowvale, Churchill Meadows and Malton in the north, including the Airport, Gateway and Meadowvale employment areas.
Are you licensed and insured?
Yes. CanaStruct Inc. is HCRA licensed, Tarion enrolled, WSIB registered and carries $2 million in liability insurance. Certificates are available on request for commercial sites.
